We understand that  clients will want to know in advance how much they will have to pay.   When we quote a price this will not increase unless significant and  unexpected extra work is required and we will notify you in advance of  any such change. This rarely happens and we stick to our original quote  almost all of the time. 
In cases where court proceedings are  likely the difficulty for solicitors (and clients) is that in a lot of  cases it can be very difficult for the solicitor to predict the outcome  and so can only give an estimate.   The Law Society have published a  pamphlet which explains the basis on how solicitors charge which is very  helpful (link  in to it)
What sets us apart from many Solicitor Firms is  that your file will be handled at all times by an experienced solicitor.  We will advise you when we receive your instructions of the timeframe  for completion of the matter. It may not be possible to realise this  timeframe but we will keep you informed as to the progress of your case.  You will have access to your solicitor during business hours. We know  how frustrating it is not to have calls returned and we will  take your  call  wherever possible. If we are not available when you call, we will  call you back as soon as we are. We believe in excellent communication  with our clients.  
How our fees are based:
As per the Law Society pamphlet linked above, we base our fees on the complexity of the work, time involved, level of expertise required and urgency of the work. An example of urgent work would be receiving instructions on a case where the time limit for bringing the case is about to expire or receiving instructions to bring an injunction on a Monday morning, on the morning of the previous Friday.
However, some matters lend themselves to an extensive quote and we  have enclosed quotes for several common matters below and we explain why  it is not possible to give quotes in other matters.
PROPERTY 
: We can give you a very accurate estimate in advance and this  is unlikely to change save for unforeseen difficulties (eg a very  complicated title .....).  The set outlay are as follows:
1.     Conveyance (House for 250,000 for first time buyer: Land Registry),  [link to follow]
2.    Conveyance (House for 350,000 for 2nd time  buyer: Land Registry),  [ link to follow ]
3.    Mortgage (Land  Registry), [ link to follow]
4.    Re – Mortgage (Land Registry),  This fee only applies where we have read title to the property before  and no alterations have been carried out by you. 
5.     Commercial Lease: Short Term: 5 years [link to follow]
6.     Commercial Lease: Long Term: 21 years plus [link to follow]
PERSONAL  INJURY: If you case goes to court and you are successful  then the other side generally pay almost all, if not all, of your  costs.  Sometimes there will be a shortfall in what you have spent in  obtaining medical reports or on other outlay and what you can recover  from the other side.  
The Injuries Board was set up in 2004 and  since that time the Insurance company generally do not pay costs.   Therefore if your case is settled within the Injuries Board process and   you engage us you will have to pay us when your case settles or you  accept an award by the Board.  We give as accurate an estimate as  possible at the beginning of your case (see our link how our fees are  based).        
  
Solicitors are not allowed in contentious  matters, such as personal injury, to take a percentage of an award that  you are given.
LITIGATION/EMPLOYMENT LAW: These are  the areas where it is difficult for us to advise clients in advance  what the  fees are likely to be due to the uncertainty of predicting   how much work we will have to carry out.   See how our fees are based
 
We  try to keep costs low in matters before the Employment Appeals Tribunal  as even if you are successful, the Tribunal does not award costs.  Our  fees begin at €1000 + VAT to act for you in those matters.  Depending on  the case, we may advise you to engage a barrister also and his or her  fee will be a separate matter.
FAMILY LAW:   As we encourage agreement between  spouses we offer extremely competitive rates for an uncontested divorce  beginning from €1000 + Vat + outlay.
For more complex matters we  still offer very competitive rates.
Where agreement has been reached  between you and your spouse we can draft your Separation Agreement for  you.  The fee varies depending on the complexity of the matters  but  generally our fees start at €600  + VAT.
Our fee for acting for  you in the District Court is €500 + VAT per day.
PROBATE: Unlike many Solicitor Firms we do not charge scale costs which is a  percentage of the value of an estate (e.g. estate is worth €2,000,000  fee of 1% is €20,000).  We charge on the basis of the amount of work  done and the complexity of the probate. Our fees generally fall between  the range of €3,000 - €6,000 regardless of the value of the estate. 
For  drafting simple wills our fee is €100 plus VAT. More complex wills with  multiple beneficiaries and trustees will attract a fee in the region of  €300 - €400 plus VAT.

COMPANY LAW: A Company is a  vehicle which allows two individuals (acting as Directors) to carry on a  business with limited liability. The Liability of the Directors of the  Company is limited to the value of the issued share capital, usually €2.  It is the principal way of doing business in the State. ROAD  TRAFFIC ACTION: Attendance at court listed at €500 plus VAT  per day or any part thereof.
We defend Drink Driving Prosecutions  for €600 plus Vat for our office and €600 plus VAT for Counsel retained  on your behalf. 
COMMISSIONERS FOR OATHS: As we are  practising solicitors we are able to do swearing, the fee is €10 per  signature and €2 per exhibit. E.g. Passport application form will be  €12, €10 for the signature and €2 for a copy of the birth certificate.  As there are four solicitors in the office an appointment is not  necessary. Just drop in with I.D. and we will attend to you.
DRAFTING  POWER OF ATTORNEY: Our fee depends on how complex and detailed a  power you require.  We charge €80 + VAT for drafting a basic, general  Power of Attorney.
DRAFTING SOLICITOR’S LETTER: We will  take instructions and draft an initial letter for you for €100 plus VAT.  On occasion a well worded solicitor’s letter at the beginning of any  complaint can resolve the issue or lead to a satisfactory result for all  parties. This quote does not cover a chain of correspondence. 
CONSULTATION: Sometimes people are unsure of their rights in a situation or want  advice on any action they are considering bringing. We charge €50 plus  VAT for the initial consultation unless we are acting for you in a  Personal Injury matter when the first consultation is free.
